Zone Zero Check is operated by Peract LLC, a California limited liability company ("we," "us," or "our"), located at 2108 N St #17311, Sacramento, CA 95816.
Zone Zero Check is an independent, AI-assisted informational tool. It is not affiliated with CAL FIRE, the California Board of Forestry and Fire Protection, or the State of California. It does not perform, and its output does not satisfy, the official Defensible Space Inspection required under Civil Code §1102.19 (AB 38) for a real estate transaction. That documentation comes only from CAL FIRE or your local fire department; request it directly at fire.ca.gov/dspace. Nothing on this site is a certified inspection, a licensed professional opinion, or legal, engineering, or real estate advice.
You don't create a password-protected account to use this site. A paid order is tied to the email address you provide at checkout, and you access the guided photo upload and your finished report through a private link emailed to you. Keep that link to yourself; anyone who has it can access the order it points to. If you lose access, contact us and we'll issue a new link tied to the same order.
Free CHECK is rule-based, not AI: the same address and survey answers always produce the same result, drawn from your hazard zone and what you self-report. It costs nothing and names every issue we find, with one fix unlocked in full.
Photo CHECK Reports go further: you upload guided photos of your property, and we analyze them against the actual rule text. Two tiers are available: Photo CHECK - fast, generated by AI - and Photo CHECK+, also generated by AI, then checked online by a member of our team before it's delivered. Current pricing is shown at checkout and on the result page.
Payments are processed by a third-party payment processor; we don't store your full card details ourselves. Prices are in U.S. dollars and charged at checkout.
Because generating a report involves real work once you submit photos, purchases are generally non-refundable once photo upload has started. If you haven't started the upload step, or you believe you were charged in error, contact us within 14 days of purchase and we'll work it out with you directly.
You own the photos you upload, and by uploading them you represent and warrant that you own them or otherwise have full rights and permission to photograph, upload, and let us use them as described in these terms. You agree to indemnify and hold us harmless from any claim, loss, or expense arising from a photo you upload - including a claim that you didn't actually have the right to take, upload, or share it.
By uploading your photos, you give us permission to use them to generate your report - including having our systems, our team (for Photo CHECK+), and the outside service providers we rely on to operate those systems look at and process them.
We keep your uploaded photos on file until you ask us to delete them. We do this so we can review and reuse real property photos internally - to test, refine, and expand what our AI checks for, and to train our own AI models, now or in the future. The alternative would mean asking customers to re-submit photos every time we improve the product. We may also keep them in case you need us to revisit your specific order later. You can request deletion of your photos at any time by emailing us, and we'll remove them - this never affects your access to a report you've already received.
Only upload photos of property you own or have permission to photograph. Don't upload photos containing people, license plates, or other identifying information you don't need to include.
When you purchase Photo CHECK+, a member of our team checks the AI-generated findings before your report is delivered. This review is not a government inspection and doesn't carry any official or certified status.
Photo-based analysis has real limits: exact measurements, plant identification, and what a photo can and can't show are not guaranteed to be accurate or complete. A physical walkthrough with a tape measure is the final word before you spend money on a retrofit, or before relying on this report for any real estate, insurance, or legal purpose.
The site and every report are provided "as is," without warranties of any kind, express or implied. To the fullest extent the law allows, Zone Zero Check is not liable for any indirect, incidental, or consequential damages arising from your use of the site or reliance on a report, and our total liability for any claim is limited to the amount you paid for the report giving rise to the claim.
Don't use automated tools to scrape or bulk-query the site, attempt to access another customer's order or report, or use the service for any unlawful purpose. We can suspend or refuse service to anyone who violates these terms.
Once delivered, the report is yours to keep, print, and share as you see fit. The site's own design, text, and underlying rule-analysis logic remain ours.
We'll always email you what's needed to deliver what you asked for: your free report, your paid report and photo-upload link, and order-related notices like a receipt or a refund confirmation. Those aren't optional - we can't deliver the service without them.
Separately, the consent checkbox you check when requesting a free report or purchasing a paid report ("including email updates") is what agrees to this: we may also email you occasional updates if Zone 0 requirements change for your area, news about Zone Zero Check itself, and information from vetted partners relevant to your property. You can stop these optional emails at any time using the link in any email we send, or by emailing us directly - doing so never affects your access to a report you've already requested or paid for.
We may update these terms as the site and its regulatory subject matter evolve. The "last updated" date at the top will reflect the latest version. Continuing to use the site after a change means you accept the updated terms.
These terms are governed by the laws of the State of California, without regard to its conflict-of-law principles.
You and Zone Zero Check each agree to resolve any dispute arising from these terms or your use of the site through binding, individual arbitration rather than in court, except that either side may instead bring a qualifying claim in small claims court. This arbitration agreement is governed by the Federal Arbitration Act.
Arbitration will be administered by the American Arbitration Association under its Consumer Arbitration Rules, conducted by phone, video, or written submissions whenever the rules allow it rather than requiring an in-person hearing.
Starting arbitration. The party starting arbitration must file a written demand with the AAA and provide a copy to the other party. Notices to Zone Zero Check must be sent to hello@zonezerocheck.com. Zone Zero Check will send notices to the email address you provided when using the service.
Fees and costs. You'll pay only the consumer filing fee required by the AAA, and never more than what you would have paid to file the same claim in court. Zone Zero Check will pay the remaining AAA administrative fees and arbitrator compensation as required by the AAA Consumer Arbitration Rules or applicable law. After a dispute arises, you may voluntarily agree to pay up to half of the arbitrator's compensation, but you aren't required to do so. Each party will otherwise pay its own attorneys' fees and costs unless the arbitrator awards them under applicable law.
No class actions. Disputes must be brought individually, not as a plaintiff or class member in any purported class, collective, or representative proceeding. Neither you nor we may have a dispute arbitrated on a class or consolidated basis. If a court decides this class-action waiver isn't enforceable for a particular claim, that specific claim (and only that one) may proceed in court instead, but still only on an individual basis, not as a class action.
You can opt out. If you don't want this arbitration agreement to apply to you, email hello@zonezerocheck.com within 30 days of first agreeing to these terms, with your name and the address you used, saying you're opting out. Opting out doesn't affect the rest of these terms or your access to any report you've purchased.
