Does a Zone Zero Check report satisfy the official Defensible Space Inspection required for a home sale?
No. That documentation, required under Civil Code §1102.19 (AB 38), comes only from CAL FIRE or your local fire department - request it directly at fire.ca.gov/dspace. Think of a Zone Zero Check report as getting ready before that step, not a substitute for it.
How is Free CHECK different from Photo CHECK?
Free CHECK is deterministic and rule-based, using just your address - the same address and answers always produce the same result. Photo CHECK adds an AI model trained on the actual rule text that examines photos of the property closely, catching specific combustible materials and conditions a homeowner might not think to check for on a casual walk-through, then names every problem found with a specific fix.
I have a long list of problems - what do I actually need to fix first?
The paid report tells you. California's Zone 0 rule phases existing homes in on three different clocks, not one flat deadline - some things (roof debris, dead branches, chimney clearance) are due the moment the rule takes effect, most get a 3-year grace period, and a few get 3 to 5 years. Every fix in your report is tagged with which of those applies, so you know what's actually urgent instead of treating a long list as equally pressing.
